    Rental Owner Update

         The Rental Owner Update link is prominently listed on the vacation rentals page, as well as all of the rental associated pages. We're continually tweaking these forms for easier use, and making them easy to navigate to. Just scroll to the bottom of the left side navigation panel. It’s in the same spot on every rental page.

    When you get to the forms, the options are clear. The red asterisk notes boxes which are required in order for the forms to go through. Don’t worry; if you forget something, the process lets you know, and prompts you to go back and complete the information. There is a “Change” form to submit amenity, service rep, or agency changes. You can notify us of any new bookings on your home by yourself or another agency. The “Rates” form lets you notify us of rate changes, or to submit a whole season rates in writing.

         

    IMPORTANT NOTICE! Mercantile License Requirement


    Don’t be caught unaware! This is a friendly notice from your rental department at HomeStead Real Estate that the local cities require mercantile licenses for rental properties. Be sure to have your mercantile license up-to-date and prominently displayed in a front door or window to avoid a fine!

    Rumor has it that the City of Cape May and West Cape May are doing mercantile license audits on rental properties. We have already had at least one owner cited.

    The time is now to apply for yours. The year for licenses runs May-April. If you have your new sticker and aren’t going to make it down to Cape May anytime soon and are part of our Property Management Program, we can affix the sticker for you. Just mail us your sticker and you’re in the clear!


    Andy's Corner: Tips from our Property Manager
    P R E V E N T I O N

    • Licensing: Mercantile licenses should be up to date and on display. If necessary, we’ll display your license for you. Don’t get fined. Hang it on time!
    • Preventative Pest Control: Treat for pests quarterly; issues in between can be dealt with promptly usually with free call backs of the exterminator.
    • Fire Safety: Fire extinguishers, smoke & CO detectors should be working with current approvals.
    • Safety: Secure loose railings; replace rotted deck boards, unsafe windows, and cracked or broken glass. Old window sash weights should be connected for safety.
    • Locks: Should be operational; use WD-40 to loosen accumulated debris due to harsh weather.
    • Emergency: Contact numbers should be posted for guests.

    • Spring Cleaning: Should include walls, windows, oven and refrigerator. Rugs should be cleaned. Replace those stained pillows with new ones covered with plastic.
    • Weekly Tenant Turnover: Should include kitchen & bath sanitizing, dusting, vacuum, weekly check of all closets, under beds, sofas and chairs. Empty fridge and cabinets weekly. Bedspreads should be washed mid season.
