    Security Deposit Checklist
    Security Deposit Checklist

         The summer rental season is well under way, and Guests have been enjoying all that Cape May, NJ has to offer—including your vacation home.

         In a perfect world, there would never be any damage to your home, but in the case where you find there has been damage, please follow these guidelines:

    1)   Notify HomeStead Real Estate of any damages within 24 to 48 hours after guest check-out. We must receive this notice to hold the funds as we will release deposits after 7 days of guest check out. Call or email this notice to Bill Nace, bnace@homesteadrealestate.net.

    2)   Obtain/provide documentation in the form of an invoice, receipt, or signed proposal including total dollar amounts. Taking pictures is also useful, but cannot be used as the only form of documentation.

    3)   All documentation MUST be submitted inside thirty (30) days of the check-out date. Security deposits may only be held legally for a total of 30 days after check-out.

         HomeStead will notify the Guest of the damages reported and will provide them with your written documentation. HomeStead will issue you a check from the security funds to cover the damages reported and the Guest will receive the portion remaining.

         Again, we must be notified immediately after guest check-out of any security deposit issues.

  • 1/3 cup Sugar
  • 2/3 cup Borax
  • Mix in a jar Sugar and Borax. Make sure you label the jar properly. Sprinkle wherever you see ants. The Sugar attracts them and the Borax gets rid of them. Contact a professional for permanent treatment.

    Mary: Oh, you look to tan and rested. How was your vacation?
    Sally: It was so…great. The kids played on the beach all day, and Bob & Carol and Ted & Alice came over every night with their brood for cook-outs. We had a lot of fun, but created a lot of trash. And as each night of the week wore on, we had less room to dispose of it. By Saturday when we left it was piled up and overflowing. I felt sorry for the next group.

    Arriving at your vacation destination on Saturday afternoon after a long day of travel and then finding the trash cans overflowing is a disheartening experience at best. People like to entertain when they’re on vacation, and in today’s society we produce more rubbish than ever. If you order pizza just one night for 12 people, it can take up at least one whole receptacle, not to mention the rest of the day’s accumulation.

         Please, please, please – Provide adequate cans to dispose of garbage. The rule of thumb is as follows: At least - a ratio of 2 cans per every 4 guests. And provide recycle containers inside the home and outside.

         And don’t forget to post the trash pick-up and recycling schedule, reminding guests that the next group will be taking out your rubbish.
