    Do you juggle time between your Cape May, NJ home and your primary residence? Is your main home many miles away from your Cape May retreat?     If you answered yes to even one of the above questions, HomeStead can help. We're here to lighten your load by introducing a comprehensive property management program, designed to give you peace of mind.

    For a nominal annual fee HomeStead will provide you, the property owner - and all of your Cape May guests - with a 24/7 maintenance/repair response team. That's 24 hours a day, seven days a week. It is not a requirement to rent your property through HomeStead, nor does it require you to rent your property at all. Our services are open to ANYONE who owns property in the Cape May, NJ area. For as little as $50 per month you and your guests can have peace of mind.

    The following is a sample of services the Property Management Division will provide:

    • Pre-season inspection
    • Filter change
    • Smoke-carbon monoxide detector battery check
    • Check and take care of all minor repairs in a timely manner (guarantee same day response)
    • Supervise and coordinate work done by approved service professionals
    • Off-season inspections conducted bi-monthly (to check heat, pipes, security of house, etc.)
    • First line of response for fire/security alarms
    • Check and secure property before and after a storm
    • Respond to guest issues that may arise during their stay
    • Assess the situation before sending a service contractor. This alone can save you valuable money. The average service fee for a contractor is $65.00 just for showing up.
    • We promise to communicate with you, the owner. We will always contact you in case of an emergency and will always get your permission before spending more than the approved emergency fund.
    • We will place a Property Management Shield in the yard visible to all who enter, important for the emergency contact number.
    • We will provide an Emergency 24/7 phone number magnet for the refrigerator.

    Putting off Much Needed Repairs?

    We will perform repair work above and beyond normal "minor" repairs for an unbelievable low hourly rate. We charge you only $35.00 an hour for requested repair work. We offer this service to our non-property managed properties, but we charge them $55.00 per hour. You will save $20.00 per hour and get the much needed repairs you've been putting off. For Example…………..Need an outside shower? How about a trash enclosure? Need something painted? Need the attic cleaned out? No job is too small for the HomeStead Property Management Team!

    Three (3) Pricing Tiers/Levels of Service:
    • Prepayment of $600 per contract year required. Services open to ANYONE owning a home in the Cape May area.
    • Prepayment of $450 for peak season service only, which runs Memorial Day through Labor Day. Services open to ANYONE owning a home in the Cape May area.
    • Prepayment of annual fee of $250 for year round rental owners, in addition to commission structure, provided rental home is rented through HomeStead.


    If you select either the $600 or $450 contract, you have the added option of our Property Manager checking your unit between tenants for an additional $150 per contract year.
